Can the Land Registrar correct a mistake on my title deed?

Land Registration Act, 2012; Constitution of Kenya · sources read 5 Oct 2026

Yes. The Land Registrar can correct formal errors and mistakes that do not materially affect anyone's interest, and will correct your name, address or other details when you apply in writing on the prescribed form. A wrong size or dimension found on resurvey can be fixed after the Registrar notifies everyone with an interest, and you can go to court if you disagree with the Registrar's decision.

Steps

  1. To fix your name, address or other details, apply in writing to the Land Registrar on the prescribed form.
  2. If your name or address has changed, give the Registrar proof of the change with your written application, and the Registrar records it.
  3. If a resurvey shows the size or dimensions in the register are wrong, the Registrar first gives written notice to everyone with an interest, then corrects it.
  4. If you are unhappy with the Registrar's decision, apply to court. Land title disputes are heard by the Environment and Land Court.

Watch out

  • A change that affects the owner's title needs the owner's consent, unless the owner caused the error by fraud or lack of care, or it would be unjust not to make it.
  • Even then, the owner must get 90 days' written notice before the change is made.
  • Any correction can be made at any time if all affected parties agree.

Who this covers

  • Registered owners (proprietors) who want their name, address or other particulars corrected
  • Anyone affected by a formal error, mistake or omission in the register that does not materially affect any owner's interest
