What you need

  • Approved building plans and payment receipts, kept on site during construction

Steps

  1. Create an account on the county's Electronic Development Applications Management System (e-DAMS), listed as 'Lands Services' at lands.muranga.go.ke, or go to the Lands office.
  2. Submit your plans for approval by the county development board and pay all the fees before any work starts.
  3. Pay the approval fee (KSh 4,500 residential, KSh 7,500 commercial, more for storeyed buildings) and the architectural fee per sq.m of plinth area.
  4. Keep the approved plans and all payment receipts on site while you build; inspections cost KSh 2,000 per visit.

Watch out

  • Building without approval makes the development illegal: the county can stop the work, impound materials or demolish it.
  • Regularising a finished building that had no approved plan costs 50% more than the normal fees.
