Apply to the county physical planning department for a construction permit before you build. For a single-family house the plan fee goes by built area, starting at KSh 2,000 for up to 46 square metres, plus KSh 3,000 for public health vetting.

Steps
- Apply for a construction permit at the county department responsible for physical planning.
- Pay the architectural plan fee, set by the built area of your house.
- If structural drawings are needed, they cost 25% of the architectural plan fee.
- Have the plans vetted by public health (KSh 3,000 for a single-family house).
- After building, pay for the site inspection and get an occupation permit.
Watch out
- Building without planning approval is an offence: a court can fine you up to KSh 50,000 or jail you up to a year.
- The county also charges a KSh 10,000 penalty each time it finds building without plan approval.
- Approval for a house lapses: renewing after 2 years costs 50% of the original fee.
