Steps

  1. Find out what you owe: your rates come from the Busia County Valuation Roll, which sets the value of your land.
  2. The yearly rate is 1% of the land's unimproved site value, for residential, commercial and agricultural plots alike.
  3. Pay the County Government of Busia using the E-Services Portal linked on busiacounty.go.ke. Not sure how much you owe or how to pay? Call +254700106517 or email info@busiacounty.go.ke.
  4. Can't pay it all at once? Ask whether you can pay in instalments. The law lets the county allow instalments or one full payment.

Watch out

  • Rates left unpaid after they fall due can attract interest set by the county.
  • On county (public) land you also pay yearly plot rent. In Busia and Malaba municipalities it is KSh 3,000 for a plot of 0.1 Ha or less, and more for bigger plots.
  • If you get a written demand for unpaid rates, you have 60 days to pay. After that the county can go as far as auctioning the property.

Who can apply

  • Owners of land or buildings in Busia County, including holders of leases with 21 years or more left
  • In some cases the person occupying the property is the one who pays
