Replace a lost title deed

Get a police abstract, have all registered owners swear a statutory declaration, then apply to the Land Registrar where the land is registered. After the loss is published in the Kenya Gazette and two national newspapers, the new title is issued once 60 days pass.

What you need
- Application for a lost title, a police abstract and a statutory declaration
- Proof of publication in two national daily newspapers and in the Kenya Gazette
- Certified copy of your ID or passport, a copy of your KRA PIN certificate and 2 passport-size photos
Steps
- Report the loss at a police station and get a police abstract.
- All the registered owners swear a statutory declaration about the loss.
- Apply to the Land Registrar for a replacement title, with proof of the loss and the documents listed, and pay the fees.
- A notice is published in the Kenya Gazette and in two national newspapers. The Registrar can issue the new title 60 days after publication.
Watch out
- A title that is damaged or destroyed, not just lost, is replaced through the same process.
- Once the replacement is issued, the old title can no longer be used for any dealings.
- If you find the lost title later, you must hand it over to the Land Registrar.
Who can apply
- The registered owner (proprietor) of the land whose certificate of title or certificate of lease is lost or destroyed.
