Get a Part Development Plan (PDP) or have one authenticated

Ask the Physical Planning department at the Ministry of Lands, bringing ownership documents, a planning brief and a public notice. A PDP print costs KSh 200 to 1,000 by size and colour; authenticating a PDP costs KSh 200 (black and white) or KSh 500 (colour) and takes 1 day.

What you need
- Ownership documents, such as a certified copy of the title deed, certificate of title or lease
- A location plan
- A planning brief and a public notice
- For authentication: a written request
Steps
- Write to the relevant planning authority asking for a PDP to be prepared.
- For public land, the National Land Commission (NLC) issues a letter authorising the PDP, and the Director of Physical Planning prepares it.
- The draft PDP is advertised in the Kenya Gazette and 2 local newspapers (English and Kiswahili) so the public can comment.
- Once the National Director of Physical Planning and the Cabinet Secretary approve it, copies go to the NLC and the Director of Surveys.
- To check that a PDP you were given is genuine, send a written request for authentication and pay through ArdhiPay.
Watch out
- An authenticated PDP becomes the legally recognised reference for how the land may be used, so check it before you build, subdivide or invest.
- The Ministry does not take cash. Pay only through ArdhiPay.
Who can apply
- PDPs are mainly prepared for public land: land set aside for public use, reserved public land and government projects.
- Anyone, or a government agency, can ask for a PDP to be authenticated by written request.
