Steps

  1. Demarcation is free. It starts with a declaration from the Sub-County Land Adjudication Officer, then your parcel is measured, mapped and marked with beacons.
  2. If you disagree with the demarcation or record, file a land committee case within 14 days after demarcation is completed and pay KSh 2,000.
  3. All parties get summons and must attend the hearing at the set place and time within the adjudication section.
  4. Not happy with the committee's decision? File an arbitration board case within 14 days of the decision and pay KSh 3,000. The board hears it the same way, on summons.

Watch out

  • The 14-day windows are short. Miss them and you may lose your chance to challenge at that stage.
  • Lands offices don't take cash. Pay through ArdhiPay and keep the receipt.
  • You can buy copies of case proceedings (KSh 100 per page) if you need them for the next stage.

Who can apply

  • People with land in an area that is going through land adjudication.
