Get ground rent set after subdivision, change of user or lease extension
State Department for Lands and Physical Planning · sources read 3 Oct 2026
When leasehold land is subdivided, changes use or gets a lease extension, the Ministry of Lands sets the new annual ground rent. It is free and takes about 3 days once you hand in the approvals and the survey plan or RIM.
- Fee
- We couldn't confirm a fee from the official page. Check it there before you pay.
- How long
- About 3 days
- Where
- Land Administration, State Department for Lands (Ardhi House, Nairobi, or the lands office for your county)
What you need
- The approvals for the subdivision, change of user or lease extension
- The RIM (Registry Index Map) or survey plan
Steps
- Get the subdivision, change of user or lease extension approved first. The new ground rent is set as part of that process.
- Hand in the approvals and the RIM or survey plan to the Land Administration office.
- Valuation and land administration officers work out the new annual rent based on the land's value, use and size.
Watch out
- The determination itself is free. Anyone asking you to pay for it is not following the Ministry's charter.
- Keep paying the new rent: you need a rent clearance before you can transfer the land.
Who can apply
- Owners of leasehold land after a subdivision, change of user or lease extension
