Pay Homa Bay County land rates

Pay Homa Bay land rates by M-Pesa on the county E-Payments portal (homabay.craftcollect.africa), or through paybill 0434343 or USSD *603#, and keep the official receipt. A flat-rated residential plot is KSh 5,000 in a municipality and KSh 3,000 in other towns.

- The county must announce the date rates are due in the Kenya Gazette at least 60 days ahead.

Steps
- On homabay.go.ke, open Revenue Services and click Land Rates. It takes you to the county E-Payments portal (homabay.craftcollect.africa).
- Find your land rates bill and pay by M-Pesa. You get a digital receipt right away.
- Not online? The county's cashless channels are paybill 0434343 and USSD *603#.
- Ask for and keep the official county receipt for every payment.
- Need proof your rates are paid, for example to sell or transfer? Get a clearance certificate from the county (KSh 5,000 per plot).
Watch out
- A real county revenue collector wears a county uniform or a county-issued ID card. If there is none, don't pay.
- The fees above come from the Homa Bay County Finance Act, 2023. The county says it made no changes for 2026/27, so they still apply.
- If you get a written demand for unpaid rates, you have 60 days to pay. After that the county can go as far as auctioning the property.

- Owners of land or buildings in Homa Bay County, including holders of leases with 21 years or more left
- In some cases the person occupying the property is the one who pays
