Pay Vihiga County land rates

Vihiga County charges yearly land rates of 4% of the unimproved site value on residential and commercial plots and 2% on agricultural plots. Pay only through official county channels and get an official receipt; a rates clearance certificate costs KSh 3,000 per plot.

- Work out your rate: 4% of the land's unimproved site value for residential and commercial plots, 2% for agricultural plots.
- Pay only through an authorised county channel. The county website links an E-Service Login; to confirm the channel and amount, call the county on 0800723938 (offices in Mbale town).
- Make sure you get an official county receipt for every payment.
- Selling, transferring or need proof you're up to date? Apply for a clearance certificate on rates (KSh 3,000 per plot).
Watch out
- Ask whether you can pay in instalments. The law lets the county allow instalments or one full payment.
- If the county charges interest on late rates, it can't be higher than the Central Bank rate.
- If you get a written demand for unpaid rates, you have 60 days to pay. After that the county can go as far as auctioning the property.

- Owners of land or buildings in Vihiga County, including holders of leases with 21 years or more left
- In some cases the person occupying the property is the one who pays
