Subdivide land and get new title deeds

State Department for Lands and Physical Planning · sources read 30 Sep 2026

Get the county's planning approval (PPA2), plus Land Control Board consent if it's farm land, then have Lands approve the scheme at KSh 1,500 per sub-plot. A licensed surveyor does the mutation, and you register it at the land registry to get a title for each new plot.

What you need

  • A copy of your title and a current official search (for the county planning application)
  • County approval (PPA2) and, for farm land, Land Control Board consent
  • The mutation form and amended map (RIM) from your surveyor, plus the consent to subdivide
  • Your original title, ID or passport, KRA PIN certificate and 2 passport-size photos
  • For leasehold land: rent apportionment

Steps

  1. Apply to your county planning office to approve the subdivision (PPA2). If it's agricultural land, also get Land Control Board consent.
  2. Take the approvals to Lands for approval of the subdivision scheme and pay KSh 1,500 for each new plot.
  3. Hire a licensed surveyor. They get and submit the mutation forms on Ardhisasa and survey the new plots.
  4. Lodge the mutation with your original title at the land registry. The registry records the new plots and issues a title for each.

Watch out

  • Planners don't approve new plots smaller than 0.05 hectares (about an eighth of an acre).
  • Only a registered surveyor can handle the mutation forms, so you can't do the survey paperwork yourself.
  • On leasehold land, the annual ground rent is worked out again for the new plots after subdivision.

Who can apply

  • The land owner. The surveyor needs proof that you own the land (and Land Control Board consent for farm land).
