Get compensation for land, crops or structures affected by a KETRACO power line (wayleave)

Kenya Electricity Transmission Company · sources read 2 Oct 2026

If a KETRACO power line crosses your land, KETRACO values the affected land, crops, trees and structures and pays by bank transfer after you accept the offer and the easement is registered. Land in the corridor is paid at about 30% of market value, since KETRACO only takes a right of way.

Go to KETRACO

What you need

  • Bought land but not transferred? The title holder signs the easement plus an authority to pay you
  • Owner has died: completed succession, so the appointed legal representative can sign and receive payment
  • A bank account: payment is by bank transfer only

Steps

  1. KETRACO surveys and marks the area affected by the wayleave before construction, and valuers assess your land, crops, trees and structures.
  2. Accept the offer and grant the easement. Compensation is paid after you accept and the easement is registered on your title.
  3. Receive the money by electronic funds transfer to your bank account.
  4. For houses and other structures, 70% is paid before you move and 30% after KETRACO confirms you have moved out of the corridor. A 15% disturbance allowance is added.

Watch out

  • Don't uproot stumps of trees already cut. They are your evidence during valuation.
  • Bought land that already had a power line? You won't be paid; the wayleave was already compensated. Check before you buy.
  • Disagree with the land value? You can hire a registered valuer to revalue it and KETRACO's valuers will review it.

Who can apply

  • Owners of structures, owners of crops and trees damaged, and owners of land where the right of way is needed.
  • Land registered to a group ranch: the group ranch is paid.
